Tenants

We do not charge registration fees for tenants. Tenants do, however, pay for the cost of credit checks/referencing, and the cost of the check-in once the tenancy has been agreed.
Holding Deposit
- There may be a delay between a prospective tenant agreeing
to take a property, reference checks being carried out and
the tenant moving in. So, we will take a holding
deposit (retainer). If the prospective tenant does not
sign a tenancy agreement or tenant's references prove
unsatisfactory, then the holding deposit will be kept to
cover advertising costs and the loss of rental income whilst
the property is being re-advertised.
However, if circumstances arise that prevent the landlord
from proceeding with the agreement, then the holding deposit
will be returned in full. If the potential tenant
signs the agreement, then the retainer becomes either part
of or the full deposit, depending on the sum of money
involved.
Tenancy Deposit
- A deposit, normally equivalent to 6 weeks (or one and a
half month’s rent) may be taken prior to the commencement of
a tenancy. This will be returned at the end of the Tenancy
less deductions (if any).
Where a deposit is not taken, the tenant will need to
provide a guarantor (who is a UK resident and home-owner).
A credit check will be done on the guarantor.
Rent
- Is calculated on a calendar monthly basis. Rent is paid monthly in advance by
standing order from one tenant’s
bank account.
Utilities
- The tenant is responsible for payment of all utilities
i.e. Gas, Electricity, Water charges, Telephone connections
and Television Licence, and council tax.
